Noida Expressway Emerges as a New Contender for Luxury Housing in NCR

Noida’s residential landscape is witnessing a gradual transformation, with the Noida-Greater Noida Expressway emerging as an increasingly attractive destination for premium housing. Once considered an emerging real estate belt, areas such as Sectors 128, 150 and 168 are now gaining traction among both homebuyers and developers seeking spacious, well-planned luxury residences.

The growth in property values, particularly in Sector 150, highlights the corridor’s rising appeal. According to data from real estate consultancy ANAROCK, capital values in the sector increased by 128% between 2021 and 2024, moving from around Rs 5,700 per sq ft to Rs 13,000 per sq ft. Rental values also recorded strong growth, with the average rent for a 1,000-sq-ft two-bedroom residence increasing by approximately 66% during the same period.

The upward trend has continued into 2026. During the first quarter, Sector 150 reported an average base selling price of nearly Rs 14,600 per sq ft, considerably higher than the NCR average of Rs 9,620 per sq ft. Monthly rents in the locality currently fall in the range of approximately Rs 23,000 to Rs 35,000, indicating growing demand for quality residential accommodation.

Infrastructure Could Further Strengthen the Expressway Corridor

Improving connectivity is another factor contributing to the corridor’s growing residential potential. The Noida Authority has proposed an Rs 85-crore flyover linking Sectors 148 to 153, aimed at improving movement along this developing stretch.

Other major infrastructure initiatives could have a broader impact on the region. The proposed 50-km Yamuna Pushta elevated road and the development of Noida International Airport at Jewar are expected to improve connectivity and strengthen links between Noida, Greater Noida, the Yamuna Expressway and surrounding economic hubs over the coming years.

Luxury Buyers Are Looking for More Than Just Location

The changing profile of buyers is also influencing the kind of projects coming up along the Expressway. Rather than simply prioritising proximity to established commercial centres, premium homebuyers are increasingly looking for larger homes, lower-density communities, landscaped surroundings, privacy and integrated lifestyle amenities.

Developers such as Prateek Group, Gaurs Group, Experion Group, County Group and Prestige Group are responding to this demand with residential developments positioned toward the premium and luxury segments.

Projects such as Prateek Canary in Sector 150 reflect this changing approach, offering residents larger living spaces within a more private and community-oriented environment. Market reports have also indicated the possibility of another residential launch by Prateek Group along the Expressway, potentially adding further momentum to the corridor.

Could the Expressway Challenge Noida’s Established Luxury Markets?

Established sectors of Noida continue to hold an advantage when it comes to mature social infrastructure, accessibility and existing residential communities. However, the southern Expressway belt is developing a different proposition modern residential planning, expansive homes, lifestyle amenities and infrastructure-led appreciation potential.

With property values already showing significant movement and several major connectivity projects in the pipeline, the Noida-Greater Noida Expressway is steadily moving beyond its image as an emerging real estate corridor. Its combination of premium developments, evolving infrastructure and changing buyer preferences could make it one of the more closely watched luxury housing destinations in the NCR in the years ahead.
